Summary: Responsible to service and maintain property management accounts for company income and profit. Assist owners in achieving their investment objectives through quality professional property management services. Make recommendations to improve the profit and productivity.
Responsibilities:
- Oversee Management for a number of properties assigned to you with efficiency and professionalism – ability to travel (roam) to each building via personal vehicle when needed. Must always maintain a current driver’s license.
- Contract with tenants by negotiating leases and collecting and refunding security deposits to facilitate smooth move-in and move-out processes.
- Coordinates and oversees on-site operations including vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property.
- Help create and organize marketing initiatives that generate excitement and new qualified leads/leases.
- Establish rental rate by surveying local rental rates to ensure fair and competitive pricing.
- Act as first point of contact for all daily residential communication, aiding in conflict resolution, with a professional manner that upholds the highest level of customer service and legality requirements.
- Seek advisement or guidance from Supervisors when needed.
- Monitor delinquency report management on a monthly basis; assist in payment plan communication and implementation when necessary.
- Oversee the extension of renewal offers and execution process.
- Diligently operate all required marketing/leasing tactics (guest card management requirements), utilizing all available platforms; acutely monitor occupancy levels at every property and contribute feedback to leverage support
- Liaise with the Peak Living Maintenance Division to keep a consistent pulse on work order management.
- Attendance and participation in all required meetings; on time and prepared.
- Calendar manage and self-prioritize duties with the highest level of organization; respond to all communication platforms (voicemails, emails, texts) in a timely manner.

Skills & Qualifications:
- Minimum 2 years’ experience in property management or related field; willing to make exceptions if personality seems like a strong fit.
- Some college preferred.
- Computer literate; swift typing abilities, proficient with productivity software including Outlook, Excel, DropBox, Asana, iPhone.
- Experience with Appfolio or similar PMS strongly desired; ability to learn quickly required.
- Customer service experience preferred; strong verbal/writing communication skills required.
- Able to prioritize multiple duties; efficient time management skills required.
- Daily access to reliable vehicle (gas mileage reimbursed monthly @ $0.56/mile).

Other Preferred Qualifications - Certifications/Licenses:
- Real Estate Sales or Brokers License preferred
- Certified Property Manager or Equivalent preferred
